Recent press about challenges facing the development of much needed housing in Massachusetts has us thinking about the public approvals process for some of our past projects and what can be accomplished when developer, city, and neighborhood goals align--in the right economic environment. Completed in 2016, The Tremont set a new precedent for market-rate housing on Mission Hill, infilling an underutilized site, building on the residential character of the neighborhood, and strengthening the commercial nature of Tremont Street. The 66-unit project, with three stories of apartments over ground floor retail and covered parking, is broken down into two building volumes which define a central courtyard to provide common outdoor space for residents.https://lnkd.in/ea393Cfk

John Smolak - At over $606K per unit, I do hope no government funding, tax credits or other government incentives were provided for this project! And if so, at what cost to the community in exchange for a few affordable housing units which may a short affordability period. Veteran Housing Corpapplauds all efforts to build affordable housing but would challenge the US Congress and every local, state, and federal housing agency or affordable housing developer to do better in 2024 and beyond.Veteran Housing Corp demands permanent affordability for all projects receiving government funding, subsidies, tax credits, or other incentives!Veteran Housing Corp demands transparency and every local, state, and federal government agency and other stakeholders MUST provide answers to questions about the housing projects that are built with government funding, subsidies, tax credits, or incentives, including the following:1. How much funding, federal tax credits, or government benefits or incentives from all government sources did the projects receive?2. What is the affordability period for each project?3. elbourne has significant potential for granny flat development with new research showing nearly 230,000 possible sites suitable for building granny flats. This represents 13.2% of the city’s housing stock.The research, a joint effort by national town planning research platform Archistar, real estate construction lender Blackfort and CoreLogic, says the development of granny flats could partially remedy the country’s housing shortage.For property owners, granny flats can boost the value of a property and potentially create extra income for rising living costs.In Melbourne, Mornington Peninsula stands out as the top area ripe for development with 23,870 potential sites. This represents 10.4% of the total sites across the city.Casey, Monash, Knox and Manningham round out the top five municipalities for the most granny flat development sites with a combined 25.2% of possible sites situated in these areas.East of the CBD, Glen Waverly, Rowville and Berwick show the most potential. Sites have also been identified in the coastal suburb of Rye and the northern suburb of Doncaster East.
